Virtual Staging vs Physical Staging for Florida Listings
An empty room gives a buyer nothing to measure against. A waterfront living room with no sofa can look smaller than it is. A primary suite with no bed can look half-finished, even with new floors and fresh paint.
For a vacant listing you have two ways to fix that: rent furniture and stage the house, or stage the photos. Higginbotham Media now offers virtual staging on the listings we photograph, so the second option no longer means hiring another vendor.

What an empty room hides
Buyers look at listing photos to picture their own furniture in the house. With nothing in the room, they have to guess where the sofa goes and whether a king bed fits.
Staging answers those questions. It can't rescue photos that misstate the house, so the base media still has to show:
- Real scale, and how the rooms connect
- Soft morning or evening light on pale stucco, water, and glass
- The dock, pool, lanai, and lot from the air, when those sell the house
- A 3D tour and measured floor plan, when buyers will compare layouts
Physical staging
Choose physical staging when buyers will walk every room and expect it to look like the photos.

- Sellers with the budget and the time for delivery, styling, and pickup

- Furniture rental, a stager's fee, and the moving logistics
- A later shoot date, because the photographer waits for the stager to finish

Book the shoot for the day after the stager finishes. The photos and the showing then match, and buyers walk into the house they saw online.
Virtual staging

Most of our Palm Beach and Martin County listings go on BeachesMLS, so use its rules instead of another Florida MLS's.
BeachesMLS guidance on virtually staged photos asks you to identify each staged image in its photo description and in the public remarks. The article doesn't ask for a label on the image itself. It also doesn't require you to upload the empty original next to the staged one. BeachesMLS revises its help pages, so read the current article and your brokerage's policy before you list.
We follow four rules on every staged set:
- You label each staged photo in the photo description and the public remarks.
- We add furniture and décor. Walls, floors, fixtures, views, and defects stay as they are.
- You keep the empty originals, since your brokerage or an ad platform may ask for them.
- The house at the showing matches the rooms in the photos.
A buyer who walks in and finds a smaller room or a different view than the photos showed spends the showing doubting the rest of your listing.
Before you choose
- Prep the house. Clean the floors, clear the counters, replace dead bulbs, and unlock every room. The photo-ready checklist covers the rest.
- Book base media that shows scale and flow. For most vacant listings that means photography and aerials. Add a Zillow 3D tour with a floor plan when buyers will compare similar homes, and video when the lanai, the water, or the approach sells the house.
- Tell us at booking which rooms you might stage. We frame those rooms with open floor space for the furniture.
- Plan the showing on its own track. Virtual staging on the portal and rental furniture for the broker open can work together, as long as neither one changes the house.
