What it is

What is real estate videography?

Real estate videography is a filmed, edited walkthrough of a property that moves a buyer through the home room by room, in the order they would walk it. Agents publish the video on the MLS, YouTube, and social media next to the listing photographs. Higginbotham Media films each walkthrough on a gimbal-stabilized rig and cuts it to licensed music with titles. You get a 16:9 edit with an MLS-friendly YouTube link, plus aerial footage and about five aerial stills when a flight is possible. You can add vertical cuts for Instagram and TikTok Reels, a voice-over, or an on-camera agent introduction. Plan on about an hour on site for video alone, and have the whole home staged before the shoot starts. The edit arrives within three to five business days. Book photography on the same visit and the photographs arrive first, within two business days, so you can list the home while the studio finishes the video.

Who it's for

Is video right for this listing?

Who books it

  • Listings that benefit from being walked through in sequence: open plans, outdoor living, water views.
  • Agents who market on social media and want vertical cuts as well as the MLS version.
  • Agents building their own brand who want to appear on camera or add a voice-over.

What you receive

  • A gimbal-stabilized walkthrough of the property, cut to licensed music with titles.
  • A 16:9 edit unless otherwise specified, with an MLS-friendly YouTube link.
  • Aerial footage and about five aerial photographs when a flight is possible.
  • Vertical cuts for Instagram and TikTok Reels, an on-camera agent introduction, and voice-over, all available as options.

How it works

From booking to delivery.

  1. Book

Book online from the pricing page: enter the property address first, choose a time the calendar can reach from the studio's previous shoot, and the request is confirmed by email within one business day.

  2. Prepare

Get the property ready before the visit: the checklist below covers what makes the biggest difference. Access details, gate and lockbox codes go on the booking form.

  3. The visit

The walkthrough records every room in sequence, so stage the whole home before the shoot starts. Plan on about an hour on site for video alone and about three and a half hours for The Whole Shebang.

  4. Editing and delivery

The video edit is delivered within three to five business days. Photographs and aerials from the same visit arrive first, within two business days, so the listing can go live while the video is finished. Galleries stay open for the period stated at delivery, typically 30 days, so download and keep your own copies.

Before the shoot

How to get ready.

  • Clear counters, floors, and beds; put away personal items, cords, pet bowls, and trash cans.
  • Turn on every light, replace burnt-out bulbs, and open blinds and curtains so rooms photograph bright.
  • Move vehicles out of the driveway and away from the front of the home, and close garage doors.
  • Tidy the yard and pool area: mow, blow off patios, uncover outdoor furniture, and stow hoses and toys.
  • Secure pets and, where possible, plan for the home to be empty while the shoot is under way.
  • For video, have the whole home staged and lit at once: the walkthrough records every room in sequence, so there is no time to reset between spaces.

Travel fees

  • No travel fee within 85 road miles of the studio.
  • Beyond that, $1.50 per round-trip mile, calculated from the property address before you pick a time.
  • Properties more than 200 round-trip miles away are quoted individually.

Good to know

  • Appearing on camera is a priced option on the booking form: Agent on Video adds $100 to The Whole Shebang.
  • Listing packages cover homes up to 3,000 sq ft; larger homes are priced at $0.10 per additional square foot when you book.
  • Every flight depends on weather, wind, visibility, and FAA airspace rules for the address, and the remote pilot has the final say on whether it is safe and legal. When a flight is not possible, the aerials are rescheduled or the charge is adjusted.
  • If the home is not ready when the photographer arrives, the shoot may go ahead as-is, be shortened, or be completed on a paid return visit.
  • Canceling less than 12 hours before the start time, or a visit that cannot go ahead because the property is inaccessible or not ready, carries a $75 fee.
  • Once the invoice is paid you hold a non-exclusive license to market that specific property with the media: MLS, brokerage and portal listings, social media, email, and print. The license does not move to a new agent or brokerage with the listing, and builders, designers, or vacation-rental operators need their own.
