A Major Shift in Real Estate Is Coming: What Open Real Estate Means for Homeowners and Agents

Four of the nation's largest real estate organizations are joining forces to change how homes are marketed online. Here's what you should know, and how Higginbotham Media is preparing for what's next.

The real estate industry just made an announcement that could change the way homes are listed, marketed, and discovered by buyers nationwide. On October 26, 2026, four major real estate organizations announced a new initiative called Open Real Estate (OpenRE). The founding members are AGNT Inc. (parent company of eXp Realty and NextHome), HomeServices of America, Keller Williams Realty, and Real REMAX Group.

Their goal? To create a more connected, transparent real estate marketplace where listings can reach a broader audience without being restricted to individual brokerage networks. It's a significant development, and one we're watching closely at Higginbotham Media.

While the technology is still being developed, the announcement raises important questions about how homes will be marketed in the future, and how agents, homeowners, and real estate media companies can prepare.

First, What Exactly Is Open Real Estate?

Think about how real estate listings work today. When an agent lists a home, property information is typically entered into a local Multiple Listing Service (MLS). From there, listing details and photos may appear on brokerage websites, real estate portals, and other platforms. But not every property follows the same path. Some listings are marketed privately, some are restricted to certain brokerage networks, and different systems don't always communicate seamlessly.

Open Real Estate wants to improve that process. The proposed platform would allow participating brokerages and agents to enter listing information once and distribute it across participating brokerages, MLSs, real estate websites, and other authorized platforms. Importantly, OpenRE isn't intended to replace your local MLS. It's being designed to work alongside existing listing systems.

The initiative is also open to brokerages beyond its founding members, with the goal of creating broader industry participation. 0The platform is targeting an early 2027 rollout, although many operational details are still being finalized.

What Does This Mean for Homeowners?

If you're planning to sell your home, one of the biggest decisions you'll make is how to present it to potential buyers. The OpenRE announcement brings renewed attention to three things that matter when selling a property:

1. Getting your home in front of the right buyers

The more qualified buyers who can discover your listing, the more opportunities your agent may have to generate interest.

OpenRE aims to make property information more accessible across the industry. That could help reduce situations where buyers never learn about a home simply because it was marketed through a different network.

Of course, wider exposure doesn't automatically guarantee a faster sale or higher price. Pricing, condition, market demand, and presentation still matter.

2. Having more transparency about how your home is marketed

Homeowners should understand where their property is being advertised, who can access the listing, and the potential advantages or limitations of private versus broader marketing. OpenRE's founders have emphasized informed seller decisions as a central principle.

3. Making a strong first impression everywhere your listing appears

This is where professional real estate media becomes especially important. Whether someone discovers your home through a brokerage website, an MLS-connected platform, or a national real estate portal, the photos and marketing materials often provide their first impression. Professional photography, aerial imagery, video, floor plans, and 3D tours help buyers understand the property before they ever schedule a showing. And as listing distribution evolves, having a complete, consistent set of high-quality marketing assets becomes even more valuable.

What Does This Mean for Real Estate Agents?

For agents, the potential benefits extend beyond additional listing exposure. A more connected listing ecosystem could eventually reduce duplicate data entry, simplify distribution, and create new opportunities to market properties across participating platforms.

But there are also important questions.

  • How will the new platform integrate with existing MLS rules?
  • How much control will listing agents retain over marketing decisions?
  • How will photographs, videos, and other marketing assets be handled as listing data moves between systems?

Those answers will matter.

For now, OpenRE remains a developing initiative, not a replacement for the tools and marketing strategies agents currently use.

Our advice? Stay informed, but don't overhaul your listing process based on an announcement alone.

How Higginbotham Media Is Preparing for What's Next

At Higginbotham Media, our job has always been about more than taking attractive pictures. We help real estate professionals present properties professionally, communicate their value, and create a compelling first impression wherever buyers encounter a listing.

As the industry evolves, our commitment is to evolve with it. That's why we're following the Open Real Estate initiative and evaluating what it could mean for the agents, brokerages, and homeowners we serve throughout South Florida.

Here's where we're focusing our attention:

Staying Ahead of Listing Technology

We're monitoring developments surrounding OpenRE, particularly how the proposed system may integrate with existing MLS platforms, listing management tools, and media delivery workflows. If new opportunities emerge to make listing preparation and media distribution easier for our clients, we want to understand them early.

Preparing Media for a More Connected Marketplace

A listing might appear on several different platforms, each with its own requirements for images, videos, and other property information. We're paying attention to how those requirements may evolve so we can continue delivering professional marketing materials that work across the platforms agents rely on.

Protecting Our Clients' Marketing Assets

As property information becomes easier to share, questions about media usage, licensing, and control become increasingly important. We're closely watching how OpenRE addresses those issues, particularly when it comes to professional photography, video, floor plans, and virtual tours. More distribution can be a good thing, but it should also come with clear expectations about how marketing assets can be used.

Helping Agents Adapt Without the Headaches

Real estate professionals already have enough to manage. Our goal is to stay informed about changes that affect listing media, identify meaningful opportunities to improve our services, and help our clients adapt when those changes become relevant.

That doesn't mean chasing every new industry trend. It means understanding which developments actually make a difference for the people we serve.

What Happens Next?

Open Real Estate's founders are targeting an early 2027 launch and plan to work with MLS organizations, brokerages, and industry stakeholders as the platform takes shape. A number of questions remain unanswered, and it will take time to see how widely the initiative is adopted.

We'll be watching for developments involving listing distribution, media requirements, integration opportunities, and policies surrounding the use of professional marketing content. As meaningful details become available, we'll share what agents and homeowners need to know.

One Thing Isn't Changing: Presentation Still Matters

Technology will continue to change how buyers find homes. But whether a listing appears on one website or twenty, someone still needs to make that property stand out.

That's what we do.

At Higginbotham Media, we'll continue combining professional real estate photography, video, aerial imagery, 3D tours, and floor plans with a forward thinking approach to the industry we serve.

The platforms may change. The importance of presenting a home at its best won't.

If you're getting ready to list a property, we're here to help you create marketing materials that make a strong impression today and are ready for whatever comes next.
