How to use your listing photography in a seller presentation

A seller choosing between agents is comparing how each one markets a home. Your listing photos are the part they can look at before the first meeting ends. This post covers how to put them to work in a presentation, without promising more than photography can do.

Show your standard on homes like theirs

Pick three to five recent listings that resemble the seller's home in style, size, and setting. A waterfront seller wants waterfront examples, and a condo seller wants condo examples. A short, well-chosen set is easier to take in than a long scroll, and it shows the seller you know their kind of property.

Let the comparison do the talking

Sellers can search their own neighborhood and see how other listings are presented. Put your listings beside a typical phone-photo listing nearby and let the seller judge. Keep it factual: point to what is visible, such as bright rooms, a complete exterior set, and a clean look from photo to photo, and leave out commentary about other agents.

Keep the look consistent

When the same studio shoots your listings, a seller scrolling through your active and past listings sees one standard instead of a mix. That holds across price points, and it is one reason to keep working with the same photographer.

Promise dates you can keep

Photos are delivered within two business days of the shoot, and video within three to five. Build the plan around that window: shoot date, delivery, then go-live. Telling the seller the whole schedule in the meeting is more convincing than "as soon as I can."

Match the services to the home

  • Waterfront homes and larger lots: aerials, to show the setting.
  • Homes with a strong exterior: a twilight shoot.
  • Larger or more complex homes: video, or a Zillow 3D tour and floor plan.

What not to promise

Photography presents the home well. Price, condition, and the market decide how it sells. Describe what you will deliver and when, and leave sale price and time on market out of the promise.
