What it is

What is virtual staging?

Virtual staging is the digital addition of furniture and decor to a photograph of an empty room, so buyers can picture how the space could be used. Higginbotham Media offers it with two companion edits on the photos in your online gallery: a virtual twilight, which relights a daytime exterior as dusk, and a declutter, which removes clutter and personal items from a room. Open a photo in your gallery, choose the edit, and for staging pick a room type and one of seven styles. Previews and retries are free, and you pay only for an edit you keep, at a price shown before you keep it. Staging adds movable furnishings only, so walls, windows, doors, fixtures, and flooring stay exactly as photographed. If you would rather hand it off, send a studio request from the same photo and the studio makes the edit for you, usually within one business day.

  • For staging, your choice of room type (living room, bedroom, dining room, office, or patio) and one of seven styles: Modern, Coastal, Scandinavian, Mid-Century, Farmhouse, Luxury, or Industrial.
  • An optional label on the image, such as Virtually Staged, Virtual Twilight, or Virtually Decluttered.
  • Kept edits saved in your gallery, ready to download alongside the original photographs.

How it works

From booking to delivery.

  1. Book

    Virtual staging is not a booking package. Once your shoot is delivered, open a photo in your online gallery to preview an edit, or send a studio request from the same photo. Questions first? Send a note from the contact page and Tracey replies within a business day.

  2. Prepare

    Choose the photographs worth editing: the checklist below covers what makes the biggest difference.

  3. The visit

    There is no site visit. The work is done on photographs already delivered to your online gallery: generate previews yourself, or send a studio request and the studio makes the edit for you.

  4. Editing and delivery

    Previews appear in your gallery as you generate them. Studio requests are usually delivered within one business day. Galleries stay open for the period stated at delivery, typically one year, so download and keep your own copies.

Before the shoot

How to get ready.

  • For staging, choose a photograph of an empty room that is level and well lit; the edit works from what the photograph shows.
  • Choose the room type before you stage, so the furniture suits the space: a bed in a bedroom, a dining table in a dining room.
  • For a twilight, start from a daytime exterior with the whole house in frame.
  • For a declutter, say in the request note which items should go.
  • Generate a few previews before deciding. They cost nothing, and results differ from one run to the next.

  • Palm Beach County — Tequesta, Jupiter, Jupiter Farms, Juno Beach, Palm Beach, Palm Beach Gardens, North Palm Beach
  • Martin County — Palm City, Stuart, Jensen Beach, Hobe Sound
  • St. Lucie County — Fort Pierce, Port St. Lucie
  • Indian River County — Vero Beach, Sebastian

Travel fees

  • No travel fee within 85 road miles of the studio.
  • Beyond that, $1.50 per round-trip mile, calculated from the property address before you pick a time.
  • Properties more than 200 round-trip miles away are quoted individually.

Good to know

  • Edits are made on photographs in your own Higginbotham Media gallery, so the shoot has to be delivered before an edit can start.
  • Staging adds movable furnishings and keeps the room as photographed. Results vary from one attempt to the next, so compare several previews before you keep one.
  • Check your MLS's rules on virtually edited photographs before you list them; the optional label marks an image as edited.
  • Kept edits are billed on a separate edits invoice. Higher loyalty levels include free edits each month; the Loyalty program page lists the current amounts.
  • Removing a particular object, such as a car or a pet, is a separate studio request rather than part of a declutter.
  • Galleries stay open for the period stated at delivery, typically one year, so download and keep your own copies.

Which package includes virtual staging?

Virtual staging is not a booking package. Once your shoot is delivered, open a photo in your online gallery to preview an edit, or send a studio request from the same photo. Questions first? Send a note from the contact page and Tracey replies within a business day.

Virtual Staging questions, answered.

What does each edit do?
Virtual staging furnishes an empty room with movable furniture and decor in the style you choose. A virtual twilight relights a daytime exterior as dusk. A declutter removes clutter and personal items from a room and leaves the room itself as photographed.
What does an edit cost?
Previews and retries are free. An edit you keep is priced per photo, and the price is shown in your gallery before you keep it. A studio request shows its price when you send it, and kept and delivered edits go on one edits invoice.
Can the studio make the edit for me?
Yes. Send a studio request from the photo, add a note about what you want, and the studio makes the edit, usually within one business day. You get an email when it is ready, and you can ask for a change after it is delivered.
Does staging change the room itself?
No. Staging adds movable furnishings only. Walls, doors, windows, fixtures, and flooring stay as photographed, and the framing and camera angle stay the same.
How is a virtual twilight different from a twilight session?
A twilight session is a separate visit at sunset that photographs the real dusk light. A virtual twilight is a digital edit of a photograph that was taken in daylight. Both are offered, and the twilight service page describes the session.
Should the image be labeled as edited?
The label is optional, and it reads Virtually Staged, Virtual Twilight, or Virtually Decluttered. Many MLS boards have rules about edited photographs, so check yours before you list.
