What it is
What is twilight photography?
Twilight photography is exterior photography of a home made during the blue hour, the short stretch after sunset when the sky still holds color and the house lights glow against it. Agents use the image as a listing's hero shot: the MLS cover, the print piece, the first social post. Higginbotham Media starts each session before sunset, works through the blue hour, then composites the interior lighting for a warm, even glow. The studio brings up landscape, pool, and architectural lighting too, so buyers see the whole property at dusk. A twilight is a separate visit timed to sunset, and it pairs with any listing package; the start time moves with the season. Before the photographer arrives, switch on every interior light, exterior fixture, landscape light, and pool light, and replace burnt-out bulbs. The visit
The session starts shortly before sunset and runs through the blue hour, so timing follows the calendar rather than a fixed clock time. Every interior, exterior, landscape, and pool light stays on for the duration.
Editing and delivery
Edited files are delivered to a private online gallery within two business days. Where the booking form offers a rush option, it brings delivery to 24 hours or less for $75. Galleries stay open for the period stated at delivery, typically 30 days, so download and keep your own copies.
Before the shoot
How to get ready.
- Clear counters, floors, and beds; put away personal items, cords, pet bowls, and trash cans.
- Turn on every light, replace burnt-out bulbs, and open blinds and curtains so rooms photograph bright.
- Move vehicles out of the driveway and away from the front of the home, and close garage doors.
- Tidy the yard and pool area: mow, blow off patios, uncover outdoor furniture, and stow hoses and toys.
- Secure pets and, where possible, plan for the home to be empty while the shoot is under way.
- Twilight sessions start shortly before sunset; have every interior, exterior, landscape, and pool light on.

- Palm Beach County — Tequesta, Jupiter, Jupiter Farms, Juno Beach, Palm Beach, Palm Beach Gardens, North Palm Beach
- Martin County — Palm City, Stuart, Jensen Beach, Hobe Sound
- St. Lucie County — Fort Pierce, Port St. Lucie
- Indian River County — Vero Beach, Sebastian

Travel fees
- No travel fee within 85 road miles of the studio.
- Beyond that, $1.50 per round-trip mile, calculated from the property address before you pick a time.
- Properties more than 200 round-trip miles away are quoted individually.
Good to know
- Twilights are a separate, sunset-timed visit that pairs with any listing package; they are not part of a daytime shoot.
- The session is planned for the address and the date; if weather makes it unsafe or unworkable it is rescheduled, and a return visit caused by weather is booked as a new session.
- Canceling less than 12 hours before the start time, or a visit that cannot go ahead because the property is inaccessible or not ready, carries a $75 fee.
- Once the invoice is paid you hold a non-exclusive license to market that specific property with the media: MLS, brokerage and portal listings, social media, email, and print. The license does not move to a new agent or brokerage with the listing, and builders, designers, or vacation-rental operators need their own.

- What should be switched on?
- Every interior light, exterior fixture, landscape light, and pool light. Replace burnt-out bulbs beforehand and leave the lights on until the photographer has finished.
- What if the weather turns?
- If conditions make the session unsafe or unworkable it is rescheduled. Weather is outside the studio's control, so a return visit for weather is booked as a new session.
